Just my opinion ...I think the playoff struggles made it easy to trade him but I think the real reason he was traded is because they needed desperately to get better on defence and had no cap space to make it happen. Dubas found a creative way to bring in the top 4 RHD the whole world was screaming for and the cost was Kadri which made sense for them because the Leafs were deep at C with JT and AM and the AVs and Flames both wanted him.

The only fly in the ointment was that the top 4 RHD was Tyson (frank)ing Barrie.

Sure, you can absolutely buy a tiny box in the sky for 500K - 600k. Although many of those buildings on Ft York, Liberty Village, etc... have become condo ghettos ...not well kept ...air bnb'd ...rough rough rentals.

We were talking houses so I just meant that a legit house in downtown Toronto is 3 times that price now.

Here's a garage for sale on the east side of downtown ....they even included pics of what it could look like after you buy it for $700k and then spend $1M+ to fix it up.

Don't get me wrong ...I live on the west side of downtown and love it ..my wife and kids love it. But we were lucky to get in 15+ yrs ago. It's expensive as (frank) to own here relative to what our friends in Tampa and Anaheim are able to buy for.

I have one friend who lives in the beaches and he and his wife bought their place there in the 90s, and another friend who used to live in the St. Clair / Bathurst area, but that was a long time ago - like probably about 20 years ago. I remember he bought the place for a song - like $220k or something like that - and it was a 3 bedroom / 3 bathroom older home - and everything was so tight. At the time the guy was 6'6 and 300lbs. I mean he didn't fit in his own house . . .but that was more the comedy aspect of it. Now comparable houses in that area are going for $1.5m. Unfortunately for him he sold him before the first boom, so I think he still made about $80k on it, but . . . a far cry from where it would have been just 2-3 years later.

Like where we are in Waterdown is not even remotely comparable to Toronto and we bought out here in 2009 and the market value for the house has appreciated 4 times what we paid for it. That's just insane to me.

Let me clear something up. There is a misconception that US states without income taxes are "tax free" or cheaper to live in. As a long-time resident of Florida, I can state with authority that the cost of living more than accounts for any tax savings. House insurance rates are up 150% since 2020. Auto insurance rates are the highest in the nation.

Your income is not taxed by the state, but you pay inflated taxes on EVERYTHING. Fees, service charges, and other hidden taxes are added to every purchase you make.

If having no state income tax was such a huge boon, nobody would live anywhere else.

I don't see any of you guys lining up to permanently move to Florida based on taxes. Nobody in the US is doing it either. And some of them that did leave places like California or New York to avoid taxes are now regretting that decision hard.

The grass always looks greener. States with no state income tax are not greener. They just extract that revenue from residents in alternate ways.

Too many Florida mans, too many banned books, less and less rights for women.
I'll take beaches, snowboarding and mountain biking and some more rights/freedoms in Cali for a little more all day long.

Sure ..and a lot of us liked the deal when it went down. It made some sense ...60 pt blueliner coming off a great playoffs plus a young 3rd line C.

But the Leafs never got that Tyson Barrie ...they got (or turned him into) Tyson (frank)ing Barrie.

Other than the beaches, I find nothing appealing about florida.
Too many Florida mans, too many banned books, less and less rights for women.
I'll take beaches, snowboarding and mountain biking and some more rights/freedoms in Cali for a little more all day long.

Florida just banned lighting up bridges with colours other than red, white or blue for the summer. They're calling it Freedom Summer, cause nothing says freedom like banning colours.

Really? I didn't know they were so low anywhere in the City.

(frank) me ...my 'hood is about 8500/yr but our garbage collection (on the west side) has been so much better since they went private.

Florida has nice beaches and a lot of public parks with nice amenities. You can't go 10 miles anywhere in central Florida without seeing a county or state park, national forest, wildlife refuge, or wilderness preserve. Hiking, camping, birding, and stargazing is great. World-class fossilhunting. Top notch fishing (fresh or salt). Buyers market for boats and RVs. Killer weed. Smokeshows everywhere you go. It's not all bad.

That's the good.

I don't have time, energy, or space to list the bad
