I never derail a blog or have been suspended here for freaking out on people. Not sure what’s hard to register. Do I disagree with people, sure everyone does.

I have no problem with you. I just can’t buy into us having a terrible year this year and next year will be no different.

7. New York Rangers - Kaapo Kakko is going to be a star sooner than later. I’m sky high on Vitali Kravtsov, too. There’s no doubting the young talent on the roster or the excitement they – along with marquee additions Artemi Panarin and Jacob Trouba – will bring to the table. That said, the defense is still very shallow and that’s going to cause problems. Don’t get me wrong, I think the Rangers will be OK. I just don’t see them seriously contending for the playoffs in what looks to be a pretty talented, balanced division.

I said they would make the PO. My pessimism came from when they said they would run it back. That does not instill much confidence they can take a step fwd without changing some personnel.

He's one of the dumbest people I've ever come across on the internet.

He went off on a tirade once about how buying a house is dumb and renting is a better idea

In fairness I called him out on it and he owned it. He's pessimistic but he's at least talking hockey and is worth having a conversation with which can't be said about everyone

They still have a few bucks even with Trouba here

Smith will help. I know he doesn’t move the needle that much, but 5 on 5 is where he’s been at his best in his career.

And again, the pessimism is a bit overboard if you consider our top pair D weren’t healthy. It’s not an excuse either. Lindgren and Fox hurt doomed their chances, especially Fox since his probably the back bone of the team (aside from Shesty)

Funny thing is that’s kind of true now. Rates are sky high and so are housing prices

We were forced to sit through a nonsense cyber security presentation at work months back. For some reason Chase bank was involved. They gave a quick presentation before the main one where the idiot on stage asked everyone to raise their hand if they thought it was a good time to buy a house, nobody did. he then said it was always a good time to buy a house. (frank)ing moron.

Meh, yes and no. Might carry more weight now than before, but I still think it's better to buy.

My interest rate is still 2.75

It's really area dependent. Buying anything on Long Island is borderline retarded right now. I don't know how people keep doing it. Renting here is a disaster too so it would still be better to buy if you can. Not sure how anyone can do either right now.

Yeah, mine is around 3% and will be adjusting in 2027. We will likely have it paid off before the adjustment happens though. Buying back in 2014 helped that be possible.

Yeah it's scary. We bought our house from people we know without brokers during Covid so we didn't pay any sort of inflated bullpoop price. I don't love it and won't stay there forever but that's when we were shopping and I didn't want to wait. It's got a legal apt and we kept the tenant which effectively covers our property taxes even though her rent is an absolute joke.

It's not a bad situation to be in for now. Not taking it as gospel obviously, but we paid 475 and the current Zillow estimate is over 700 so we're going to make out like bandits in that regard. Not like the next house won't be hilariously expensive though, but at least we'll have a good amount of equity in it

I remember that.

My favorite is when he said the Playoffs don't determine the best team, the regular season does.

It's definitely tough. I have a buddy that owns a few restaurants that paid 845 in 2022 for a huge house on 1.5acres and that was "getting lucky", but he's got plenty of money

I mean he wasn't technically wrong on that. The regular season is definitely a much bigger sample size....but no fan in hockey history has ever seen their team win the President's Trophy and not win the Cup and consider the season a success. Nobody cares who has the best record.
