Yeah it's scary. We bought our house from people we know without brokers during Covid so we didn't pay any sort of inflated bullpoop price. I don't love it and won't stay there forever but that's when we were shopping and I didn't want to wait. It's got a legal apt and we kept the tenant which effectively covers our property taxes even though her rent is an absolute joke.

It's not a bad situation to be in for now. Not taking it as gospel obviously, but we paid 475 and the current Zillow estimate is over 700 so we're going to make out like bandits in that regard. Not like the next house won't be hilariously expensive though, but at least we'll have a good amount of equity in it

i check houses in the mountains every once in a while and i saw one that was bought for like 450k in 2016 and sold for 1.2m in 2022. absolute (frank)ing bonkers.

I haven't checked our "zestimate" in a while but it skyrocketed. Currently sitting at 582,800 and we paid 250,000.

This is not what an almost million dollar house should look like. It’s a nice, middle to upper middle class house in a good school district. 4br 2ba

Frisco so not as bad. Know a friend (rich guy) that lives in aspen. Bought a 2 bed condo during covid for 600k, sold it in less than 2 years for 1.2.

The markets are calming, but still insane.
We bought in 2015 for $330,000 and last year could've sold for a million!!!

I bought an attached house in Brooklyn 2019. Had to pay mansion tax bc of the cost. And it’s not a mansion. Equity on it and the current rate is great tho

Even if you can afford it why spend 1.2 on a condo?

I get trading Trouba to free up space to sign Kane or Guentzel, but with those guys off the market, then I think trading Trouba just for the sake of trading Trouba makes us worse on paper.

Money aside, this team is better with trouba on the third pairing than without him and unused cap space.

Depends. Would you rather trouba and smith or another 3rd D smith and a true top 6fwd?

People saying it’ll be easier to trade Trouba once the wife’s residency is done with. And I agree, I’m not sure we can get a better defenseman than Trouba is by now. Ain’t nothing left

Well I think the issue is that there aren’t any true top 6 forwards left besides Tarasenko maybe.

If we ship trouba and bring in Tarasenko along with adding Reilly, then I think we are looking a lot better than last year. But with Guentzel, Kane, etc. all gone, if we trade trouba and don’t sign Tarasenko then what’s the point.

If they package Trouba, Kakko and a 1st they could get a pretty good RW you’d think. Have to be willing to part with the first tho

To me that is the only really trade they should make

Yeah, mine is around 3% and will be adjusting in 2027. We will likely have it paid off before the adjustment happens though. Buying back in 2014 helped that be possible.
- JRR1285

My man if you are paying down a 3% mortgage I feel horrible for you. you can invest that money and get 5.25% easy, you're doing it wrong. something to consider
Im 2.75% and if I didn't have to I wouldnt pay a dime, and just invest that money getting 2x that on short term TBills

Expand a bit more if u don’t mind. My mortgage is at 3% got lucky right before the scamdemic. Paid 590 and they have it for over a mil now on Zillow. I told the wife another 1-200k and we’re selling and going to Tennessee.
